Speechley First National Property Managers Put You First and ensure the ownership of your investment property is always easy and stress free. It is important that landlords and tenants fulfil their obligations under the terms of the Residential Tenancy Agreement and as required by the various Acts governing residential renting in New South Wales. Many landlords who manage their own investment properties are not always aware of the documentation, correct process for notices and other matters and one wrong step can create many problems down the track.

At Speechley First National, we ensure we follow the letter of the law to protect you and make sure you get the return that you should from your investment.

To do this, we start with careful tenant selection, requiring all tenancy applicants to meet a 100 point check before accepting their application and then follow this with a check on tenancy databases and other references, before making a recommendation to the landlord. 

During the tenancy we do daily checks and follow up immediately if any rent payments are overdue and carry out periodical inspections of the property to ensure it is being treated appropriately. These inspections also allow for maintenance and repair issues to be raised and a report of the condition of your property is provided to you following each inspection.

Rent collected is electronically transferred to your nominated bank account every Friday and at the end of each month we forward to you a statement of income and expenditure for the month. At the end of each financial year you will receive a complete income/expenditure (by month) report to assist in preparation of your income tax return.

We will arrange all maintenance/repairs as required, using only fully licensed and insured tradespeople or if you prefer, tradespeople nominated by yourself. We can also arrange payment of Council Rates, Water Rates, Building Insurance or Landlord Insurance on your behalf.

The Speechley First National property management team regularly reviews rents and advises you when an increase should be applied. We will also assist you with advice regarding the presentation of your property, to ensure it continues to be well regarded by tenants.
